How to Find a Good Plumber: Real Signs of Quality
Picking the wrong plumber can cost you two or three times what the job should have cost. Here is what quality service actually looks like — and how to spot it before you sign anything.
How to Find a Good Plumber: The Real Signs of Quality Service
If you're reading this, chances are you've got a problem. Maybe it's a slow drain that finally gave up. Maybe it's a water heater leaking into your garage. Maybe you're planning a bigger project — a whole-home re-pipe, a tankless install, a water treatment system — and you're trying to figure out who to trust with your house.
We've been in Southwest Florida homes for years, and we'll tell you straight: picking the wrong plumber can cost you two, three, sometimes four times what the job should have cost in the first place. We've watched it happen. We've been the company called in to clean up the mess.
So let's talk about what quality service actually looks like — and how to spot it before you ever sign anything.
It Starts Before Anyone Steps in Your House
Here's the first thing most homeowners don't realize: you can learn almost everything you need to know about a plumbing company in the first 60 seconds of the phone call.
When someone calls Major League Plumbing, the very first thing they hear is a friendly, empathetic voice on the other end. That's not an accident. That's a standard we've built into our process because we take that first introduction seriously.
You're stressed. You've got water somewhere it shouldn't be, or a toilet that won't flush, or a bill you didn't expect. The person answering the phone should sound like they get it — because they do.
If the first voice you hear sounds annoyed, rushed, or like they're reading a script off a wall, hang up. That tone is going to show up on your doorstep two hours later wearing work boots.
A True Story: The Re-Pipe She Had to Pay For Twice
Let us tell you about a job that still bothers us.
A homeowner called us out because her house was leaking. Another plumber had come in before us and done a whole-home re-pipe. Within a short time, the new pipes were leaking — badly enough that she had to bring in a dry-out company to deal with the water damage. Then she called the original plumber back.
They wouldn't return her calls.
So she called us. We came out, assessed the work, and had to re-pipe the entire house again — from scratch. She paid for a re-pipe twice. She paid a dry-out company on top of it. And she spent weeks stressed out of her mind chasing a contractor who had already cashed her check and disappeared.
The lesson: the cheapest quote isn't cheap if the company vanishes when something goes wrong. A written warranty means nothing if the phone number stops working. Before you hire anyone for a big job, you need to know they're going to be there in year two, year five, year ten — not just the day they cash your deposit.
The Red Flags That Should Send You Running
Over the years we've built a mental checklist of warning signs. Here are the ones we'd tell our own family to watch for:
1. No License, No Insurance
This is non-negotiable. In Florida, a licensed plumber has passed exams, carries insurance, and can be held accountable by the state. An unlicensed contractor is just a person with a wrench. If something goes wrong in your walls, you're on your own.
Our license number is CFC1430859 — you can look it up right now on the Florida DBPR website. Any legitimate company will hand over their license number without hesitation.
2. Beat-Up, Unmarked Trucks and No Uniforms
Look at the truck in your driveway. Is it clean? Is the company name on it? Is the technician in a uniform? A company that invests in its brand and its people is a company that plans to be around next year. A beat-up unmarked pickup with no signage is a rolling red flag.
3. Technicians Who Can't Explain What's Wrong
If the person diagnosing your problem can't clearly explain what's happening, why it's happening, and what your options are — that's a problem. And if you have no idea whether that technician was background-checked before being sent to your home? That's a bigger one.
4. No Warranty in Writing
"Don't worry, we stand behind our work" is not a warranty. A warranty is a piece of paper with terms on it, signed by the company. If they won't put it in writing, they don't stand behind anything.
5. High-Pressure Upsells and Fear Tactics
This one is the worst, and we've seen it get ugly. We've personally seen companies tell customers that not replacing the cast iron under their house would cause the house to sink into a sinkhole. That's not diagnosis — that's fearmongering designed to panic you into signing a five-figure contract on the spot.
6. Read the Reviews — But Read Them Right
Everybody gets bad reviews. That's life. But there's a difference between a customer complaining about price (which is subjective) and a customer describing damage, ghosting, or shoddy workmanship. Focus on what the bad reviews actually say. Patterns matter more than the star average.
The $79 Drain Cleaning Scam
Let's talk about pricing, because this is where a lot of homeowners get burned.
You've seen the ads: "$79 drain cleaning, guaranteed!" Here's what that really is — it's a loss leader. The company knows they can't clear your drain profitably at that price. That's not the point. The point is to get through your front door.
Here's how it plays out: the drain tech comes in, half-clears the drain, and then the "camera guy" or "estimator" magically arrives right behind him. Suddenly you're being told you need thousands of dollars of work — pipe replacement, cast iron lining, sewer scoping, you name it. Half of it you don't actually need. But you're already stressed, they're already in your house, and the pressure is on.
That's not a bargain. That's a setup.
What Honest Pricing Actually Looks Like
At Major League Plumbing, our pricing is upfront. It doesn't change from customer to customer. Same job, same price, every time. If you don't want to move forward after we diagnose the problem, all you owe is a small diagnostic fee — no add-ons, no financing tricks, no "while we're here" surprises.
We don't upsell. We inform. There's a difference. You tell us what your budget is and what you're trying to accomplish, and we'll tell you your options — the good, the better, and the best — and let you decide. That's it.
If a quote from another company has vague line items, "misc materials" charges, or numbers that shift once the work starts, ask questions. Get it in writing. If they won't put it in writing, walk away.
Before You Hire Anyone, Do These Three Things
If you take nothing else from this article, take this. Before you hire a plumber — especially for a big job like a re-pipe, water heater, water treatment system, or sewer line — do these three things:
1. Confirm they are licensed and insured. Ask for the license number. Look it up on the Florida DBPR website. Ask for a certificate of insurance. Any legitimate company will hand these over without hesitation.
2. Check their reviews — and read them carefully. Google, Facebook, BBB. Look for patterns. Look at how the company responds to bad reviews. That tells you more than the review itself.
3. Ask for a real reference. This is the one nobody thinks to do. Ask them: "Can you give me the name and number of a customer who had a job similar to mine done in the last six months?" A good company will have a list ready. A bad one will get quiet real fast.
What Makes Major League Plumbing Different
When a Major League Plumbing crew shows up at your house, we treat it like it's our own. We put down floor runners. We wear shoe covers. We use floor protectors on stairs and finished areas. On bigger jobs we put up zip walls — plastic containment barriers — so drywall dust and debris stay in the work area and not in your kitchen. When we leave, the house is cleaner than when we got there.
We stay in constant communication throughout the job. You're not sitting in the dark wondering what's happening in your walls. You're part of the job. You know what we found, what we're doing, and what's coming next.
And this is the one that matters most to us: we treat every issue as a "we" problem, not a "you" problem. You didn't cause your pipes to fail. You didn't ask for a water heater to leak. From the moment we walk in the door, it's on us to solve it together — not on you to figure it out alone.
That's the difference. That's what quality service actually looks like.
